Will you inspect the Roof?

This is one of the most common questions we get asked, and the short answer is yes, but with clarification. The roof consists of two parts, the exterior elemants and the interior elements. the decission to walk on the roof will be determined at the time of the inspection due to safety and height restrictions, this is where the use of a drone may come in. The second part of a roof inspection takes place from the attic hatch. Our policy is that the inspector will make every reasonably effort to assess the roofing system.

How soon will I receive my report?

The industry operates in a fast pace environment that tend to put a lot of pressure on the inspector.  A breakdown of the major issues will be discussed during the inspection, but you will receive an emailed copy of your inspection report within 48 hours of your inspection.

How long do Property Systems Inspections take?

Our Essential Buyers Home Inspection of a newer single-family home size 2000 – 3500 sq. ft. will take approx. 2.5-3 hours. Within this time frame, we can thoroughly inspect your home and answer any questions that you may have.

Do you provide Tarion warranty inspections?

This is a Yes and No answer. 

We will conduct a standard home inspection and may report on items that may not be covered under the Ontario New Homes Warranty Act Plan. We are not in the position to state the items warrantablity. Your Vendor/Builder is the one that hold the warranty, whereas Tarion's possition is to backstop or administer that warranty. What about environmental concerns?

Envionmental concerns are outside the scope of a home inspectors expertise. However, this does not limit the inspector from providing comments on what could be suspect material during the inspection such as: asbestos, moulds, UFFI, water quality/quantity, sealed/underground oil storage tanks, toxins, carcinogens etc. Further evaluation by an environmental specialist will always be recommended.

Can I attend the inspection?

We encourage all our clients to attend the inspection, that way you see what we see in person. Questions can then be answered, its the best way to learn about your new home. 

Will the inspection report on Code Violations?

A home inspection is a visual examination of the current conditions of the home based on the industries standards of practice. The inspection is not a code compliant inspection. The inspector will point out areas that should be updated, replaced or perhaps further evaluated to bring the home up to better building practices.

At what Radon level should I be take action?

Property Systems Inspection considers anything over 200 Bq/m³ be mitigated, any levels above 100 Bq/m³ be considered for mitigation as Health Canada action level is set at 200 Bq/m³. The World Health Organization's action level is at 100 Bq/m³. However, homeowners need to make that final decision as to conclude what level of radiation from Radon you feel comfortable in your home.
